Maybe start your listing price a bit higher and see what type of activity you get on the house.  If you do not get any real buyers action in the first 2-4 weeks you may want o consider dropping your asking price slightly until the buyer activity picks up. At this point once you have  some showings you can gain valuable feedback from the potential buyers that visit your property. Refer back to tip 1 and then post ads on Craigslist and Backpage about your open house. Have flyers made and pass them out to all of the neighbors. They usually have family or friends that are looking to purchase a house. Make up some bandit signs and post them all around the neighborhood especially leading in from the major high traveled roads. You will be surprised at how many potential buyers and open house can pull in. Collect the names, email and phone number of all people that visit your open house and follow up with them every week until your house is sold. They may change their minds or know someone that is also looking to buy in your neighborhood.

Be confident when negotiating with your buyer.

If you are using a standard real estate contract have your attorney prepare it for you and make sure to have him check it over after the buyers sign the agreement. Make sure to know to know who pays what transaction costs in your state. Most of the time these costs can be negotiated. Once all of the paperwork is completed and the inspections are done it becomes a waiting game to go to closing. Check in with your attorney and the buyer to make sure that the financing is moving along and there are no foreseeable issues. Then the last thing to do is go to closing and sign all of the paperwork  to transfer ownership of your property to the new buyer.
